2) TAKING A CLOSER LOOK:

Something caught your eye?  We will schedule open house viewings, private viewings and daily tours that fits your schedule so you can see up close and personal what the property has to offer beyond the HD photos, videos and crafted tours available online. 

We will always have our inspector hats on when viewing properties making sure we identify in advance any potential issues that may be of concern and ask the necessary questions prior to submitting a Contract of Purchase & Sale.

3) WRITING AN OFFER:

You found a home that fits your lifestyle? What will be the Price? Deposit %? Pending Subjects? Possession & Closing Dates? 

Do not worry. We will walk you through all the legal paperwork pertaining to the Contract of Purchase & Sale and ensure your expectations are expressed in writing and personal rights are fully protected.

4) SUBJECT REMOVAL PERIOD:

The sellers accepted your offer. Exciting news!  

This is your time to make sure you have all your finances lined up and due diligence checked by the date specified.  We will work with your Financial Lender, Appraiser and Inspector every step of the way.

The appraisal guarantees the price matches the condition of the property and your finances are approved. The inspection makes sure everything in the home is functioning properly with no major issues.

When your all satisfied? We will remove subjects in writing along with your agreed Deposit held in trust.

5) SUCCESSFUL CLOSE:

Finally the day has arrived! We will work with your Legal Representative (Lawyer / Notary) to ensure completion of all the final paperwork for a successful Title transfer. 

We'll make this as painless as possible so you can get ready to celebrate moving into your new home.
